Lake Placid sits in Highlands County in the heart of Central Florida, inland from the coast and surrounded by sandy soil and citrus groves. The houses here are a mix of concrete block construction built in the 1970s and 1980s, and newer homes with vinyl siding and metal roofs. The summer heat is intense and the humidity stays high year-round. Winter brings occasional freeze warnings. Garages here face the sun most of the day, and salt air from the coast carries inland, which means metal doors and hardware corrode faster than they do further north.

Sebring, just south of Lake Placid, is the base for MF Garage Doors. It is also built on sandy soil with older residential neighborhoods full of single-story concrete block homes from the 1960s and 1970s, plus newer subdivisions with two-story construction and metal roofing. The climate is humid subtropical. Spring and early summer bring afternoon thunderstorms. Hurricane season runs from June through November, and many homes here have been retrofitted with impact-resistant doors and windows or are planning upgrades.

Avon Park and Arcadia, both within the service area, share the same building patterns: older solid construction on small properties with metal carports and garages, newer homes with wider lots. The soil drains poorly in some areas, which affects foundation work and driveway access. Garage doors installed here need to handle the heat and occasional flooding that comes with summer storms.
